Today’s question: We’re considering selling our home in Springfield, should we wait until after the holidays?
Great question! Would-be sellers don’t list their homes during the holidays for a variety of reasons. But in my opinion, there might not be a better time to list your home for sale in Springfield IL.
1) There are always buyers.
No matter the market conditions, there are always people that have to move. They have sold their house, the company is relocating them to Springfield IL, they need to be closer to family… there are a slew a reasons why homes sell, no matter the time of year.
2) There is much less competition during the holiday months
Right now there are a bunch of buyers out there, not satisfied with the current inventory of homes in their price range. They’ve seen it all. They are yearning for new homes to hit market, so they can see something new. Since the conventional wisdom says “Wait til spring.” Listing during the holidays can actually be a huge advantage.
Here’s a tip: Wait to decorate if you’re going to list.
As much as I would like to think I can sell your home quickly, and for top dollar, if the house is on the market beyond the holiday season (like the middle of January and later) pictures of stockings and wreathes “seasonalize” your house, and the perception is that your house has been sitting on the market, when really it’s only been available for a few weeks. So let us come in and shoot our video, and take pictures before you decorate.

If you are a first time home buyer… WHAT ARE YOU FRIGGIN WAITING FOR?!?! With market conditions the way they are, you could very well get a great house at a great price. And, with interest rates at all time lows, you can now purchase more home for less money than ever before.
If you are considering “moving up” from a smaller home to a larger house, for more money in a nicer neighborhood, then now is the PERFECT time to be in the market, here’s why…
Let’s say you’re living in an average home in Springfield, IL. Your House was worth $100,000, but because of current market conditions, you’re taking a 10 percent hit on the value. You end up selling your home for $90,000. A loss of $10k.
But wait! The home you’re interested in buying was worth $200,000, but has taken a similar 10 percent hit. And you purchase it for $180,000… A $20k bonus for you! As the market gets back to normal, you’ll reap the benefits!

Today’s question came from our Facebook page. A couple is working with a Realtor on selling their home. The Realtor wants to price the home close to the price they anticipate selling the home. They think they should build some “wiggle room” or negotiation space into the list price. What should they do??
Well, my recommendation is to do exactly what their Realtor is suggesting. His method will most likely get your home sold quickly and for top dollar. The video shows an example of exactly what I’m talking about. Please watch.

Our question today come from a conversation I had over the weekend with a client of mine. We have her house on the market, she has three kids, and they don’t always pick up after themselves. So the place gets a little messy.
We were discussing the importance of keeping the home available for showings when my client said “It’s just so hard to keep the house looking good with three kids!”
Two years ago I sold a house where the seller’s had two kids. The home always looked great. It was one of the reasons we sold the home so quickly (besides the fact that they listened to me regarding the listing price.) I asked the sellers how they kept the house looking so good. The wife said, “Well, I use a laundry basket.”
On the way out of the house every morning, she would put everything that was lying around, into the laundry basket. Clothes, mail, and even dirty dishes went into the basket. Then she took the basket and put it in the car, and it went to work with her. When she got home, she brought the basket inside, and dealt with it.
If you do this every day, you’re not going to accumulate that much mess, so it should be a fairly easy task to clean up the house so it looks great for potential showings that day.
I cannot express to you enough how important it is to keep your house in show condition while it’s on the market. I can guarantee that you will get a call like this: “Hello, this is Mrs Smith at The Real Estate Co.. Joe Blo over at XYZ Realty would like to show the house in an hour.”
Look… that buyer might be THE ONE! But if the conversation ends up like this…
You: “Well, the house is messy, can we make it an hour and a half?”
Office: “No, they have other houses scheduled already…”
You may have missed one the few opportunities to get your home sold.
Moral of the Story: Keep your home looking great while on the market, and if things are getting messy, grab a laundry basket!

Today we are on location at an Open House… Now if you’ve done business with me before, you’re probably saying, “Wait. I though you HATE Open Houses???”
Well, I DO hate Open Houses. This is not my listing. I’m actually doing a favor for a Realtor friend of mine. This home is located in my neighborhood. I like to be visible in my neighborhood. So it make sense for me to do this Open House.
I’ve actually been here for an hour and a half and not one person has come through the door. This is one of the reasons I do not like Open Houses.
Open Houses DO NOT SELL HOUSES! There are so many better ways your Realtor could be spending thier time, energy and money than sitting at or marketing an Open House.
I’ve sold lots of houses in five years, and I can tell you where every single buyer’s transaction began. Eighty percent of my listings have sold from a buyer or Realtor finding my listing on the MLS (or public site fed by the MLS.) Five percent of my sales have come from people calling me after seeing my real estate signs in my listing’s yard.
In five years I haven’t sold one house from someone walking into an Open House, falling in love with the home, and wanting to write a contract. I’ve heard of this happening, but it’s very very seldom.
This particular house has been on the market for eight months. The listing agent has said that the sellers are insistent that the home be Open very often and that an ad in the newspaper be run every week.
I have said in the past that I think Open Houses are the second-worse marketing tool a Realtor has. The first-worse are ads in the newspaper.
Report after poll after survey have shown that buyers do not look in the paper for homes anymore. They are looking for homes on the internet. That is THE reason I do customized videos of every home I list and put them on Youtube. If you go to Youtube and search “Springfield IL Homes for Sale” I dominate the first few pages of search. My videos SELL HOUSES!
Newpaper ads will costs you $40-60 an ad (and that’s with a long term contract) and higher. Running ads takes money out of your homes marketing budget and throws it down the drain. There are so many better things your Realtor could do with that money and time to get your home sold.
Listen to your Realtor. Any good Realtor will tell you the same. If you’re Realtor is glad-handing you saying “We’ll do a bunch of Open Houses, we’ll run ads until it sells…” they haven’t done enough business to know otherwise. Steer clear!
Getting back to Open Houses… It might make sense to have an Open House early in the Listing Agreement. The people who REALLY come to Open Houses are neighbors. Neighbors are great at getting the word out on a listing, especially if the neighborhood is fantastic. But constant Open House are crazy! Weekly newspaper ads are foolish!!
If you’ve been on the market for a long time, I’ll bet you the problem is really the price of your home.
(at this point I was interrupted by someone actually coming to the Open House. They didn’t buy… go figure.)
